Ryan began his career in the construction industry over 20 years ago, working in a local lumber supplier in his hometown of Cartersville, Georgia. After a few years working with local home builders and commercial contractors in this capacity, he began college at Georgia Institute of Technology.
While at Georgia Tech, Ryan studied Mechanical Engineering and spent time working with an Atlanta, Georgia based mechanical contractor, as well as in the outside plant construction area of Bellsouth Telecommunications (now AT&T).
After Georgia Tech, Ryan worked for over 7 years in the construction consulting industry for many leading local, regional, and national banks. Work in this area included property condition assessments, pre-construction plan and cost reviews, construction due diligence work, construction site and plan review, contractor capability reviews, scheduling, contract analysis, and monthly construction draw reviews for an Atlanta, Georgia firm, USA Inspection Services, LLC. During this time in the industry, Ryan was exposed to many differing construction project types, ranging from single family home developments to high-rise commercial and residential buildings. Ryan began as a General Consultant and steadily grew to Senior Consultant and Manager of 25 employees monitoring over 250 projects per year throughout the southeast.
After the consulting work, Ryan moved to the Asset Management group of the Jeffrey E. Smith Companies, based out of Columbia, Missouri. After beginning as Construction Asset Manager, Ryan was promoted to Senior Asset Manager in the Atlanta, Georgia office and monitored approximately 15 Low Income Housing Tax Credit (LIHTC) construction projects per year. In some cases, the LIHTC rehab projects layered additional tax credits related to 45L energy credits and Historic Tax Credits (HTCs). In addition, Ryan was tasked with site selection and pre-construction analysis to assist underwriting of potential LIHTC projects. After being with JES for 2 years, Ryan was promoted to Director of Asset Management for Affordable Equity Partners, the syndication company within the Jeffrey E. Smith family of companies.
As Director of Asset Management for Affordable Equity Partners, Ryan had direct asset management duties for the company’s portfolio of over 17,000 units. The portfolio included tax credit family and senior developments, as well as market rate apartments. Projects included new construction and rehab developments of varying types, located in rural and urban locations in 8 states. Responsibilities included asset management review and oversight of projects beginning at concept, extending through construction/stabilization, and ultimately ending with asset disposition. Asset management functions also included investor reporting, Low Income Housing Tax Credit (LIHTC) delivery, lease-up modeling, monthly financial reviews, refinance modeling, physical site inspections, annual property audit reviews, and property/fund level disposition analyses.
In 2016, Ryan formed USA Property Condition Consultants, LLC. With prior industry experience and work within USAPCC, Ryan has performed hundreds of Property Condition Assessments on many project types, including multifamily, office, industrial, retail developments, medical office and surgery centers, religious facilities, and other commercial project types.
Ryan has been designated as a Certified Residential and Commercial Code Inspector from the International Code Council (ICC). Ryan has also been trained in green building practices with the Southface Energy Institute and their Earthcraft Building Program (a regional contemporary to the Leadership in Energy and Environmental Design – LEED Program).
