A full ASTM PCA follows the ASTM 2018 E - 15 Baseline Property Condition Assessment Process and issues a detailed Property Condition Report (PCR) addressing immediate, short term, and long term repair concerns. Typically this report looks 10-12 years into the future for expected ownership repair/replacement costs based on effective useful life of major building systems observed during the site visit.
A Limited PCA provides a similar site analysis of an existing commercial building as a Full ASTM PCA, yet reviews only immediate or short term repair concerns. This report addresses the overall condition of the building and lists repair estimates for items which are likely to occur within the next 1-2 years based on expected remaining useful life of major building components, or items that are current building safety or maintenance concerns.
An Abbreviated PCA provides a similar site analysis of an existing commercial building as a Full ASTM or Limited PCA, yet reviews only immediate repair concerns. This report addresses the overall condition of the building and lists repair estimates for items which are current building safety concerns or would result in damage to the building if not immediately repaired.
USAPCC can assist in coordinating additional specialty inspections if they become necessary after completion of a PCA. Such additional inspections could include a formal structural review, roofing inspection, HVAC analysis, or mold/mildew/asbestos surveys. ADA Assessments may also be added as an additional specialty inspection.
